For Sale By Owner (FSBO) could work well for you. Someone
in the neighborhood, a friend, or someone who drives by may possibly
pay you a good price and you won't have to pay a comission to an agent.
If that happens, I congratulate you on your good fortune. I hope your
offer makes it through closing with no legal, repair, or credit issues.
There are many steps necessary to sell your home, including making the
house ready to show, marketing, legal disclosure paperwork,
showing your home to potential buyers, negotiating the sales price,
completing a contract for sale, ordering a title search, getting pest
and home inspections, making needed repairs, getting an appraisal,
handling any legal issues, and finally the closing itself. If you have
sold a home before that experience may help you.
Your schedule and financial situation will help to determine if you are successful at selling on your own.
Are you available on nights and weekends to wait for calls from
potential buyers? Can you take calls at work during the day? Will you
have time to show potential buyers your home? Are you comfortable
paying for all of the marketing? Do you know how to effectively market
your home online? Do you know which legal forms and documents you
need and how to fill them out? Do you know which closing attorney to
use? Will you be comfortable showing your home to people you do not
know? Can you make sure they are qualified with a bank first?

Be ready as many buyers who will call are "just looking". A few are
investors or buyers looking to buy a house for a "steal",hoping you do
not know the true market value of your home. On the average, an FSBO
offer is about 80% of the asking price. If you have spent months trying
