Picking an Agent

There are as many ways to market a home as there are real estate agents.  Don't sell yourself and your home short by listing with an agent that practices the 3 P philosophy: 

  1. Put up a sign. 
  2. Put it in the MLS with 1 picture. 
  3. Pray it sells!

I will use a comprehensive marketing plan tailored to you and your home to get the maximum offer in the minimum amount of time.   This means I will listen to you and find out what your needs are and then make a marketing plan to meet your needs.  Some of the services I commonly offer include:

  1. Put up a sign.  We can also put up directional signs to drive traffic to your home.
  2. Take a series of photos using a high quality digital camera.  Pictures are important - many buyers decide which homes to view based on the pictures in the MLS.  They may never see a home with 1 picture or poorly done pictures.
  3. Take measurements of your home and prepare a floor plan.  This allows buyers to visualize your home before and after they see it.
  4. Make flyers of your home using the best pictures and the floor plan.  Well done flyers can be an important marketing tool.
  5. Put the flyers in your home and distribute to local real estate offices.  The flyers in your home help buyers remember your home after they have forgotten others without flyers.  Distributing flyers to other real estate offices is important because another agent may have a buyer looking for a home like yours.
  6. Create a slide show virtual tour using the best pictures.  This will allow buyers to see more pictures of your home.
  7. Place your home in the local MLS system using the best pictures and the virtual tour.
  8. Place your home on my website.  We can control exactly what we want buyers to see on my website.
  9. Advertise your home on additional websites (Trulia, Craig's List, Active Rain, etc.).  There are many websites out there where homes can be advertised - we will pick the ones that will work the best for you.

Getting Your Home Ready for Sale

There are some factors that you cannot change like location and market conditions.  There are also a number of factors that you can change like curb appeal and condition of your home.  You can often add a lot of value just by making small inexpensive changes such as a pot of colorful flowers near the entry or a fresh coat of paint. You will want to take care of any maintenance tasks before you list your home. The most showings usually occur in the first few weeks and buyers will assume the worst when they see problems. The Right Price

Some clients want to list their property at a high price knowing the price will most likely have to be lowered later. Doing this can take your home longer to sell and bring you a lower selling price. You probably understand why it would take longer but why it lowers the final selling price is a bit harder to understand. The reason for this is most showings for homes occur in the first few weeks. This is your best opportunity to sell your house - when it is new to the market and "fresh". After a few months a home becomes "stale". The agent for the buyer will know how long the home has been listed and may encourage their client to offer less knowing that you may have become desperate for a sale. Setting the right initial price will bring you the maximum offer in the minmum amount of time.
